1st time home buyer

Post by decipha » Wed Jan 05, 2011 10:19 pm

well folks i've done it, signed my life away at 1:45PM CST today Jan 5, 2011.

I just purchased a 2500 sq ft 4BR 3BA custom built home circa 1949, this house is SOLID, had a fellow inspector do the home inspection and found 2 deficiencies which is phenomenal, its typical to find 30+ usually. There's an asbestos insulated mat underneath the a/c unit in the attic, and a damaged gutter on the west side of the roof  All else is MINT. Home had one of the lowest moisture and toxicity levels he's ever seen.
House was appraised at 228k I got it for 165k put 20% down so i didn't have to pay MPI with a fixed rate 15 year mortgage in which i intend to make double payments, i'll have this house paid off before im 30.
home is located across the street from the saints training camp in the suburbs of new orleans some 4 miles away, home is not in a flood zone and wasn't affected by katrina. But most importantly, 60% of the backyard is slabbed, can put 10+ cars back there any no one would ever know it, convenient because i have such to fill the void.

start young end young!, if anyone is tempted to buy a house now is the time

just thought i'd share

Welcome to the landed gentry!

I'm also recently house poor - about 20 mos. now - but in Silicon Valley a 1050 sq ft 3 br 1-1/2 bath is $420K.

No new motor any time soon for me.

I remember my 1st house purchase. I still have it and can't get rid of it. It went on the market right before the realestate dump. And it is still there. The house itself isn't worth much. But the 6 acres it sits on, I'm holding out faith in will be the selling point for the right buyer.

As soon as it is sold...I'll be livin' a lot better. Image

I'm about 5 years in on mine, and owe more than i bought it for lol. Least it's still appraised for well more than what i owe. Doubt I'll be able to sell it, but it's nice enough and new enough that it'll make a nice rental once I build my new place.
